Case Study: A Tale of Two Condos

The John Eric + Trevor Moore Team worked with an investor client who wanted to divest some of his properties. The team demonstrated how updating and staging could make a significant difference in selling a property quickly.

This condo had plenty of interest but we kept hearing that it wasn’t big enough for the buyer’s lifestyle.
Staging added perspective and a sense of the scale of the space.

The second condo was located in the Hyde Park building just south of North Arlington’s Ballston area and was listed during the COVID pandemic by one of John Eric’s long term investor clients. Buyers were bypassing condos on the market for properties that had more outdoor space. The John + Trevor team would need to showcase features that made this property appealing with only a private balcony.

The main challenge for the client was needing a professional opinion on where to put their resources for the best results. The goal was to make it stand out in a crowded market.

The team tackled the project with their white glove service, which meant they managed the vendors and made the selections for the buyer since he was out of state. They chose the right finishes at the best price to create the feeling of luxury even with a limited budget.

The condo was completely renovated with upper cabinets replaced in the kitchen and new doors and drawer fronts installed on the lower cabinets. The team didn’t upgrade the appliances, but they chose a quartz countertop that added a touch of sophistication. They had a new faucet installed with new shelving on the walls to maximize storage.

The bathroom was renovated with a more modern ceramic tile, a new tub, new fixtures, and a different vanity, light, and mirror to create an open space and a light and airy feeling. Even the toilet was replaced. The team installed new shelving in the walkthrough closet in the bedroom. New flooring and paint provided a refresh for the bedroom along with new lighting.

Staging is what made the big difference with this condo. Previously, potential buyers would look at the property and leave negative comments about the space being too small. Nothing was staged when it was listed the first time, which limited the ability to show the condo’s potential to buyers.

The John Eric + Trevor Moore Team staged the home, showing that a queen bed would fit in the bedroom and how livable the space was with regular furniture. Placing pieces strategically in the condo provided a sense of scale, which made the property easier to sell.

Results

Once the team completed staging, an offer came through from the first showing, which turned into a contract. What was most impressive what that this offer came from one of the 19 showings before the property was staged. The buyers had toured the un-staged condo and thought it wouldn’t work for them. Once they saw it after staging, they were able to re-evaluate their decision.

Located in the Woodlake Towers Condominium between Arlington proper and the City of Falls Church, this was a condominium rental property with a tenant who had been there for almost ten years. The challenge for this property was the wear and tear that comes with long-term tenants. It required a new bathroom and kitchen renovation, new flooring, new interior doors, and previous alterations returned to the original state. The client had a budget of $30K, which could make this transformation difficult.

Trevor was the lead on this renovation. He worked with H&T Carpentry to check off all the boxes for this property. The condo association had some requirements since the unit was being sold: The dining room had been closed off, which required a wall to be removed that wasn’t original to the layout; The refrigerator had to be relocated away from the electrical panel; and the opening into the dining room had to be re-installed. Finishes and fixtures were chosen to enhance the design of the condo.

The focus for this property and all properties that John Eric + Trevor Moore Team handle is to create luxury no matter the price point. To accomplish this goal with the condo, the team chose quality items while working within the budget.

The client also required our White Glove Service because he lived out of state and couldn’t take care of the details himself, including vendor management. Trevor was able to manage all aspects of the remodel, working with vendors familiar to the team to get the updates done.

Result

The final list price would be in the low $200,000s. When all work was completed, the final costs were near $40K with all new appliances. The new kitchen and bathroom were fitted with modern appliances and fixtures to appeal to a broad range of buyers. The welcoming updates and beautiful staging set this condo apart on the sales market. This condo sold in 11 days with only 10 showings with a nearly full priced closing sales price
